July marks the halfway point in renovating The 411. We started in February and are on track to complete in December.

Things are shaping up inside! We’ve completed about 75% of interior architectural wall framing and some finishes are starting to go in. The curtainwall is going up along the west elevation moving to the south elevation.

The ComEd transformer pad has been set and we will soon start boring to the new electrical pole. Then we will be ready for ComEd to start pulling their cables. Getting on ComEd’s schedule to bring power to the building is a pivotal moment in the project.

As June gets underway, we have wrapped up underground work for the interior of the building – a big milestone that means we get to start really building. The west priority wall is completed and the east priority wall is just started.

We’ve also started to tear off the upper roof, standing mechanical mezzanine steel and clerestory steel is going up. We expect to start installing the curtainwall glass system this week.

Construction is in full swing!

All subcontracts have been awarded, submittals and shop drawings are coming in, and we have doubled the trade power on site. Underground electrical got started last week and we will have our first inspection later this week – an important milestone for any project.

Installation of the geothermal well is starting on the north side of the building, just east of the main entrance. The geothermal well we are installing is a 400+ foot well that taps into the earth’s constant subsurface temperature to provide highly efficient heating and cooling. Ours is one of the first geothermal wells in Illinois to use a Darcy System.
